Statt eines klassischen Wandertags stiegen die Berliner Kolleginnen und Kollegen aufs Fahrrad und besichtigten vier Projekte, die WITTE aktuell begleitet.

Erste Station: der Tiergarten Tower. Das ehemalige Novotel wird derzeit umfassend revitalisiert und öffnet im November 2026 als Clayton Hotel neu, im Auftrag der Deka Immobilien. Unser Kollege Fynn Reyle gab Einblicke in den Baufortschritt.

Durch den Tiergarten ging es weiter zum Markgrafenpark. Wolf Körner stellte das Projekt vor: Ein 2005 fertiggestelltes Bürogebäude wird zur MicroLiving-Anlage für Studierende und Young Professionals umgebaut, parallel dazu die Gebäudehülle energetisch saniert. Am Ende entstehen 435 Apartments.

Nur wenige Meter weiter: das Markgrafen Kontor. Nach Abriss des Bestandsgebäudes wächst hier ein siebengeschossiger Büroneubau. André Zeggel hatte den Rückbau begleitet, danach ruhte das Projekt eine Zeit lang – nun ging es mit Wolf Körner in die Baugrube. Investor ist die HanseMerkur Grundvermögen AG, Projektentwicklung und Planung liegen bei Quantum Immobilien.

Letzte Station: die Karlsgärten, vorgestellt von Sergej Ehses. Für die rund 11.500 Quadratmeter Bruttogrundfläche hat die CA Immo mit der DEGES bereits ein öffentliches Unternehmen als langfristigen Single-Tenant-Mieter gewonnen. Bei der Revitalisierung zählt vor allem Nachhaltigkeit: Teile der bestehenden Natursteinfassade werden recycelt und als Baustoff wiederverwendet.

Sportlicher Ausklang am Gleisdreieck

Nach so vielen Projektkilometern folgte der sportliche Teil. Im Park am Gleisdreieck gabs es einige Beachvolleyball-Runden mit gewagten Hechtsprüngen, lauter Kommunikation und viel Jubel. Wer eine Pause brauchte, spielte Tischtennis, Kicker oder Karten – oder kommentierte vom Liegestuhl aus das Geschehen.

Instead of a traditional walking tour, our colleagues in Berlin hopped on their bikes and visited four projects that WITTE is currently supporting.

First stop: the Tiergarten Tower. The former Novotel is currently undergoing extensive refurbishment and will reopen in November 2026 as the Clayton Hotel, on behalf of Deka Immobilien. Our colleague Fynn Reyle provided an insight into the progress of the construction work.

The route continued through the Tiergarten to Markgrafenpark. Wolf Körner presented the project: an office building completed in 2005 is being converted into a MicroLiving complex for students and young professionals, whilst the building envelope is undergoing energy-efficiency refurbishment at the same time. The project will ultimately deliver 435 flats.

Just a few metres further on: the Markgrafen Kontor. Following the demolition of the existing building, a new seven-storey office block is now rising here. André Zeggel had overseen the demolition; the project then lay dormant for a while – now we headed down into the excavation pit with Wolf Körner. The investor is HanseMerkur Grundvermögen AG, whilst project development and planning are being handled by Quantum Immobilien.

Final stop: the Karlsgärten, presented by Sergej Ehses. For the approximately 11,500 square metres of gross floor area, CA Immo has already secured DEGES, a public-sector organisation, as a long-term single-tenant tenant. Sustainability is a key priority in the regeneration: parts of the existing natural stone façade are being recycled and reused as building materials.

A sporting finale at Gleisdreieck

After covering so many kilometres as part of the project, it was time for some sport. In the park at Gleisdreieck, there were several rounds of beach volleyball featuring daring dives, lively banter and plenty of cheering. Anyone who needed a break played table tennis, table football or cards – or watched the action unfold from the comfort of a deckchair.
