INDIVIDUAL PHASES OF WORK
Phase 1 - Preparing the project
Obtaining planning and building permission, developing a master time schedule, covering the areas of planning and building permission, execution planning, inviting tenders, awarding contracts and construction work up to the point of occupancy by the user. The interdependencies of the various aspects of work and the feedback they generate are an integral part of the time schedule.
Study of the property with regard to any anticipated extraordinary costs arising from matters involving adjacent property (necessary underpinning work, consent of neighbours to construction work).
Arranging for and carrying out an inspection of the existing building structures from the points of view of: state of building fabric, load-bearing capacity of ceilings, possibilities of changing form of use, matters relating to preservation orders.
Preparing and defining the building standard in terms of design, standard of interiors, standard of HVAC, safety/security and other technical installations.
Drawing up a preliminary budget taking into consideration the aspects of costs of the property or the project, ancillary acquisition costs, construction costs and ancillary construction costs as well as the costs of occupancy by the user.
